Helpful Tips to Sell Your Home

When it comes time to sell your home, you have to stop thinking of it as the place you make your memories and start looking at it as a marketable product, something that needs to appeal to others. There are many things you can do to spruce the house up and improve the home’s value.

Inside

  • Clean stains in all sinks and tubs.
  • Clean closets and clear off countertops.
  • Scrub all tile floors.
  • Get rid of unnecessary furniture.
  • Clean all carpets.
  • Clean all windows and mirrors.

Outside

  • Store all bikes, toys and equipment out of sight.
  • Mow and water the lawn.
  • Paint or touch-up the outside of the house.
  • Put potted flowers in the front.
  • Trim trees and plant flowers.

Fix-It

  • Fix leaky faucets.
  • Discuss major repairs with your Sales Associate.
  • Fix or replace broken appliances.
  • Replace broken tiles in bathroom or kitchen.
  • Replace missing door or cabinet handles.
  • Paint if necessary.

Freshen Up

  • Place flowers, potpourri or air fresheners around the house.
  • Stop smoking in the house.
  • Empty all trash, recycle bins, etc.
  • Dry-clean drapes and shampoo carpets.
  • Bathe pets and clean out litter boxes.
  • Use baking soda boxes in smell-prone areas.

Ask a "Buyer"

  • Invite a friend to walk through your home like a buyer would. Get their opinion on whether or not it’s inviting, clean and well-maintained. Make any changes they suggest.

Pricing

  • Pricing your home properly is the most important part of listing it. Your brokers job is to get the most money from the marketplace that they can for your property. A home that is priced correctly will sell within the market time frame parameters, for a fair price. Don’t list your home with the agent that bids the highest, but chose the one that prices it correctly, and can show you how they arrived at the recommended listing price.
